Office leasing market: Co-working space continues to thrive

In the past few years, co-working space is thriving strongly. With flexibly capacity to adapt individual requirements, savings, co-working are currently being leased by start-ups, small businesses and technology companies.

According to experts in leasing market, the booming of Vietnam startups scene fused co-working space’s great potential for development.

Co-working space is a space where people share offices. At co – working space, users can just take a seat rental over time, are provided, and have free use of equipment for work such as tables and chairs, internet, projectors, meeting rooms, water …

In addition to common space for individuals, co-working space also has independent offices, divided into separate spaces for each company to operate.

According to a report by Jones Lang LaSalle (JLL) in Vietnam, since 2012, co-working space has appeared, but this type has not attracted attention. From 2015 until now, there have been a series of suppliers such as Dreamplex, Toong with more than 40 players, joining this market.

Despite the strong growth in the past 1-2 years, an average of about 58% per year, the scale of the co-working space market in Vietnam is still very small and so will continue to thrive in the near future.

Mr. Dang Van Quang – Director of JLL Vietnam said that, besides the three trends which are mid-end apartments, industrial real estate and Grade A offices, the co-working market will continue to bloom. in 2019.

“Co-working space is a niche of the office leasing market. This is a trend with increasing demand due to many startups, changing technology so that startups do not necessarily sit in traditional offices as before. Because of internet connection, working seats are becoming more and more simple, stimulating the need for expansion of this new type of office ”, Mr. Quang said.

In fact, co-working space is a hybrid model between shared office (shared office) and working cafe (working coffee shop), providing more utilities than traditional service office model. Moreover, co – working space try to focus to embrace on the community workspace and customer experience. Target customers of co – working space model is startup and freelancers, however, some large corporations starts to learn and keep up with this trend.

In Hanoi, there are currently more than 20 co-working spaces being operated such as: Toong with a series of locations at 8 Trang Thi (Hoan Kiem), Hoang Dao Thuy (Cau Giay); Regus with location chain at Ha Noi Tower, 49 Hai Ba Trung, Daeha building – 360 Kim Ma; Manzi – 14 Phan Huy Ich; Tik tak – n1 Hoang Dao Thuy; Hatch Nest – 195 Doi Can…

From 2017 to 2018, the co – working space market was supplied by domestic players. However, some foreign companies started to pay attention and invest. In early May 2019, IWG investor from Switzerland has just put into operation SPACES model in Hanoi with 500 seats on ten floors at Belvedere building, 28A Tran Hung Dao, Hoan Kiem district.

Assessing the potential of co – working space market, Mr. Lars Wittig – Vice President of Sales Department of IWG in Southeast Asia, Korea said: “In fact, many people have their own companies and they need a moderate and modern space. , can accommodate guests with excellent quality … The potential for developing a co-working space in Vietnam is huge, it can be said to be the largest in Asia. With the current economic development, co-working in Vietnam can catch up with Thailand and Philippines in this trend.”
